What will most likely replace the former Six Flags Astroworld in Houston?

I am just wondering what could replace the astroworld site location since there is nothing there at the moment..I mean it just can't lay there for years and years. But I mean it could...anyways what do you think will replace it? I hear it might just be parking lot space for the Houston Texans or some Houston residents want a new theme park...why does'nt the 4th largest city in the country not have a theme park? Pretty lame if you ask me.
